 Range Environmental Consultants completed a pre-purchase due diligence investigation for a site located in the regional town of Thallon. Despite being listed on the DES’ EMR, the investigation determined that the site presented a low contamination risk for the proposed land use. 

The site had an extensive land use history. In the 1910's the end of the line of the 'South Western System' rail line occurred at the site. An aboveground storage tank (AST) was established on a parent land parcel (not at the site) and was used for rail operations. The site was subsequently included on the EMR for Notifiable Activity 29 - Petroleum Product or Oil Storage. As the AST did not occur at the site, it was able to be excluded from the field program.

High risk areas at the site were targeted in a soil sampling and analysis program, including surface soil adjoining the rail lines that may have been impacted by arsenic-based herbicides. The findings of the investigation determined that there were no limitations to the redevelopment of the site for its proposed land use.

A key achievement of this project was providing a cost-effective approach to the investigation of a site located in a regional setting (approximately 6hrs west of Brisbane). This was particularly important as distance from a major centre can be a significant budgetary consideration for clients in regional areas.
