Range Environmental provided contaminated land services for the redevelopment at the Thomas Dixon Centre on Montague Road, West End. The site was historically used for shoe and boot manufacturing and was subsequently included on the DES’ EMR for the Notifiable Activity of tannery, fellmongery or hide curing. A key achievement from the initial investigation by Range Environmental was demonstrating that the tannery operations were undertaken at a secondary offsite location and that no Notifiable Activities had historically been undertaken at the site.
The factory was refurbished in 1991 and repurposed as a centre for dance and arts for Queensland Ballet and the Queensland Dance School of Excellence. Redevelopment at the site by Queensland Ballet will continue this land use but also included a sensitive land use (i.e. basement carpark).
Range Environmental worked closely with the appointed Contaminated Land Auditor (CLA) to investigate five Areas of Environmental Concern (AEC) identified at the site as part of the detailed site history and land use analysis. The findings determined that the condition of the site was not consistent with the policy criteria for removal from the EMR. However, Range Environmental was able to develop a remediation and validation program that could be incorporated into the redevelopment works for the site. The objective of the remediation and validation program was to make the site suitable for removal from the EMR.
